Travelling from Douglas into Ballasalla toward the airport take the left hand lane at the roundabout into the Balthane Industrial Estate, continue for a short distance past Athol Garage and take the first turning on the right into Harcourt Drive.  Go to the end of the road and the unit can be found on the right with our sign board.

Lease Terms
1. Preferred Tenure 5 years but the Landlord welcomes discussion.
2. If the Tenancy is to be held by a company a Guarantor will be required.
3. The building is initially insured by the Landlord and the Tenant will be invoiced with the annual premium each year.
4. Two Months deposit will be held until satisfactory vacating of the property.
5. Rates are included in the rent.

Rates for 23/24 to be confirmed along with insurance premium both of which would be apportioned depending on entry date.

Services

We understand that the mains water sewage pipes have been connected and 3 phase electricity is connected.  If the Tenant wishes to connect to the telephone system and internet this would be at their own expense.
