DIRECTIONS TO THE PROPERTY

From the traffic lights in Parliament Square proceed out of town on Lezayre Road and into the country towards Sulby. Continue past the Ginger Hall Hotel and the entrance to Carrick Park on the left hand side and Sulby Bridge Cottage is a detached roadside cottage which will be seen a short distance along on the left hand side behind the high hedge.

LEGAL TERMS

The successful purchaser must have the ability to enter into a legally binding contract at the end of the Auction and therefore an immediate exchange of contracts with a deposit of £10,000 (ten thousand pounds) will be required by bank cheque or Advocates client account cheque. Personal cheques cannot be accepted on the day of the Auction.

You will also be required to produce photographic identification, a copy of a current utility bill (within the last 6 months – not a mobile phone bill), source of funds and source of wealth.

Legal completion will take place within 28 days and the balance of the purchase money is to be paid by means of an Advocate's client account cheque.

It is suggested that any legal advice etc. required should be sought prior to the day of the Auction.

DEPOSIT MONIES

Any interested parties who wish to use a personal cheque for the £10,000 deposit must pay this deposit cheque to the Coroners Office on or before 12noon on Wednesday 20th June 2018 together with the correct copies of photographic identification and a utility bill dated within the last 6 months (not a mobile phone bill).This is to enable cleared funds to be utilised on the day of the Auction. Unsuccessful bidders will have their deposit monies returned by the Coroner.
