Mains water and electricity. Private drainage. HEATING Oil fired central heating system. Radiator controlled generally with the exception of the Kitchen and dining area which has under floor heating fed from the boiler. Ensuite 1 & 2 have electric under floor heating. The heating system is controlled from a Heatmiser digital display system. The system is simple to use and had the advantage of being adaptable to interface with an internet connection or mobile phone. The boiler is a Worcester condensing model, oversized to accommodate any future extension to the property. Hot water is via a megaflow pressurised system.

LIGHTING

PIR light controls have been installed in the access areas as a method of energy saving and safety. The ensuite rooms also have PIR linked to the extractor fans again as an energy saving measure. GET mood lighting is available in the open sitting room on the ground floor, the kitchen. This allows a variety of lighting moods via remote sensors. External lighting is set on a timer located in the communications cupboards and is easily accessible and controllable.
